New Zealand provides a safe environment for rental properties. Even so, we still recommend that you get insurance. Landlords’ property insurance doesn’t cover your belongings.

You should consider getting your own “Home Contents Insurance” to cover your belongings and personal liability. Please contact your insurer to get more information about the policy.

School Zone

Let’s start with a great school. This is a significant reason why many families do rent; it’s the easiest way to get into a school zone while your children need to attend that school. Some families rent their own home, to make this temporary move themselves, thus giving their children the best possible start in life.

The NZ Department of Education has online information so you can work out what address you need to qualify for a school zone.

Tenant Must

  • Pay the rent on time at least one week rent in advance
  • Use the property principally for residential purpose only
  • Keep the property reasonably clean and tidy, free of rubbish, etc.
  • Inform property managers about any damages or repairs that are needed (tenants cannot stop paying for rent if the landlord hasn’t done the repairs)
  • Pay for your outgoings, e.g. gas, electricity, power, telephone and internet. (For the water, if stated on the terms of the tenancy agreement)
  • Leave the property clean and rubbish free at the end of tenancy
  • Leave all the keys garage remotes with the property managers at the end of tenancy
  • Leave all the chattels and items supplied with the tenancy
  • Lawns (if applicable) should be mown regularly, and the gardens are kept tidy and free of rubbish
  • Keep all drains, sink wastes and sanitary appliances clear and free from obstruction. (if any blockages caused by the tenants, then the cost for unblocking will be charged on tenants’ expenses)
  • Keep the premises free of pests, and if any pests enter the property during the tenancy, tenants will pay for pest control
  • Keep the premises ventilated to avoid build-up of mould and mildew

Tenant must not:

  • Stop payment of rent if the landlord hasn’t done the repairs
  • Damage or allow the property to be damaged
  • Have pets at the property without the owner’s permission
  • Use the property for any unlawful activities
  • Disturb the neighbours
  • Make any alteration without the prior written consent from the landlord
  • Have more than the maximum number of occupants listed in the tenancy agreement
  • Paint, drive nails or screws to the walls
  • Change the locks without landlords’ permission
  • Sublet to someone without landlords’ permission
