Rent Evaluation
Taking care of your investment property is more than just watching over it. Our goal is to protect your investment and make a good return on it. We use the most established market rent guides to establish the best rent for your property in today’s market.
Advertising & House Viewing
The excellent presentation of a home can shorten the length of vacancies and assist in securing quality tenants. We use the most popular websites for advertising (Trademe and Real Estate NZ) to attract tenants as soon as possible.
House and viewing inquiries are responded to promptly and arrangements made to prospective tenants.
Tenant Screening
We like the tenant to consider the property as their home, to take pride in it and feel safe and comfortable. By contrast, dubious tenants will drive a property owner in a position where you lose control of your property because regaining control can be costly and time-consuming.
We guarantee you will always get the best available tenants through our rigorous screening procedures which we use for our mutual benefit. Every application is assessed on background, employment verification, rental history, and credit history.
Agreement Protection
Our agents provide the required Tenancy Agreement to ensure owners have the document protection.
This spells out the requirements of the Tenancies Act and keeps both parties aware of their obligations. It also helps any issues or problems to be solved quickly to everyone’s satisfaction.
Property Inspection
We look after your investment property like it’s our own. We typically conduct move-in, routine (about 3-4 times per annual), and move-out inspections for every property we manage. We will inspect their property inside and outside to ensure tenants are fulfilling their obligations under the Tenancy Service and Residential Act 1986. After each Inspection, you will receive an inspection report that presents the property’s up-to-date condition and any needed maintenance or repairs. This avoids costly further repairs if left unattended.
Maintenance & Emergency Repairs
We solve the problems as they occur. Property issues have a nasty habit of happening at the most inopportune times. Fortunately, these events don’t happen very often, but when they do, both you and your tenants can expect prompt action, and this is a service we provide to you and your property and tenants.
Our agents are available to handle any emergency. We have established an extensive network with trustworthy and reliable maintenance people and companies that provide excellent service and reasonable charges.
Financial management
We issue detailed income and expense statements to owners on time. The computer system is used to track financial activity, and you will receive monthly and year-end statements that present your rent balances and processed payments. All invoices are attached for tracking and transparency.
Disputes Resolution
Our service will give you the very lowest possibility of getting any legal issues. If issues need to be sorted at the Tenancy Tribunal, we will help you to stay compliant with all requirements. Our agents stay up-to-date on all changes in New Zealand rental law, and they can carefully arrange the necessary paperwork and attend the court on your behalf.
